SOUTH COAST BUILDING APPROVAL & INSPECTIONS

Construction Certificates - a building approval that is obtained after gaining development consent (DA) from the local Council.

Complying Development Certificates - These are a combined development application and building approvals for projects that meet certain predetermined criteria.

Principal Certifying Authority (PCA) - Once you have obtained a Construction Certificate or Complying Development Certificate you need to appoint a PCA who will inspect the construction works at critical stages.

Occupation Certificates - These are issued by the PCA at the completion of a project to allow you to legally occupy the building/s.

Bushfire Assessments And Reports - We can provide detailed bushfire assessment reports to accompany your development application. Our reports meet the criteria set out in the Rural Fire Service document "Planning for Bushfire Protection 2006". If your property is mapped as being bushfire prone by the local council you will probably need a bushfire report to submit with your development application.

Development Application Services

Project Manage Development Application - You can engage us to manage your Development Application for you. This involves jobs such as organising for plans to be drafted, organising reports to be submitted with the DA such as Bushfire and Building Code reports. We ensure the application is submitted in the format required by Council and we ensure that the application meets all development standards for the subject land. Where the application does not meet the development standards we will advise the client of the discrepancies and offer solutions that Council may find acceptable. We keep the client informed of progress of their project via email and consult with them as and when necessary. We also liaise with Council and other relevant professionals including engineers, building surveyors, building designers and town planners.

Project Manage On-Site Sewage Management System Applications - Where engaged to manage an on-site sewage management system application we submit the application on behalf of the applicant. We ensure the application is submitted in the format required by Council. Where the application does not meet Council requirements we will advise the client of the discrepancies and offer solutions to gain approval. We liaise with and engage (on the client's behalf) the engineer/geotechnical consultant to prepare a report for submission to Council. We keep the client informed of progress of their project via email and consult with them as and when necessay. We also liaise with Council and other relevant professionals.

Project Manage Construction Certificate Application - Where engaged to manage a construction certificate application we submit the application on behalf of the applicant. We ensure the application is submitted in the format required by the certifier (Building Surveyor) and we ensure that the application meets all relevant conditions of the development consent and all requirements of the Building Code of Australia (BCA). Where the application does not meet the BCA requirements we will advise the client of the discrepancies and offer solutions that the certifier will find acceptable. We keep the client informed of progress of their project via email and consult with them as and when necessary. We also liaise with Council and other relevant professionals including engineers, building surveyors, building designers and town planners.
